What We Do

At Serfass McCombs we've developed a proprietary AI software to uncover off-market commercial real estate opportunities before they hit the market. This gives our partners access to unique deals that aren’t broadly available. Once we secure a strong opportunity, we bring it forward to our network of investors through joint ventures.

 

We refine our searches around each investor’s specific investment criteria, including property type, return requirements, and whether they are focused on value-add, stabilized, sale-leaseback opportunities, or a 1031 exchange property. This way, every deal we present is directly aligned with the goals of our investor partners.

How Our Process Works

Step 1: Define Your Buy Box

Investors begin by filling out our buy box form. This gives us a clear understanding of your investment criteria, including asset class, property condition (stabilized, value-add, etc.), required returns, location preferences, budget, and other key factors.

Step 2: Data-Driven Property Search

Using our proprietary AI software, we scrape town records to identify every property that fits your criteria. This ensures no opportunity is overlooked.

Step 3: Targeted Outreach

We launch a focused marketing campaign to connect with property owners who match your buy box. This proactive approach allows us to uncover deals before they hit the market.

Step 4: Deal Presentation

When we identify a strong opportunity, we bring it directly to you for review.

Step 5: Partnership Structure

From there, we either structure a joint venture on the project or, if preferred, you can buy us out of the deal up front and retain full equity.
